IRC 2021/2024 (M1305, G2408, P2801) & IFGC 2021/2024:
1. Ignition Source Height (Critical for Garages):
- Rule: All burners, pilot lights, and ignition sources must be ≥ 18 inches above the garage floor (IRC M1305.1.3 / IFGC 305.3).
- Application: Measure from the garage floor to the bottom of the burner/ignition assembly, not the bottom of the tank. Most standard "tall" 40/50-gal heaters on a standard 2–3" stand meet this. Short/"Lowboy" models often fail. Verify spec sheet "height to burner" dimension before buying.
2. Elevation/Stand:
- Code does not mandate a specific stand height, only the 18" ignition clearance.
- Practice: Use a listed, corrosion-resistant metal stand (often 18" or 24") or a code-approved masonry/concrete platform. Wood platforms are prohibited in garages (IRC M1305.1.3 exception). Secure heater to stand/straps per seismic zone (IRC M1307.2).
3. Drain Pan (IRC P2801.5 / IFGC 504.4):
- Required: Yes, because an attached garage is "where damage from leakage may occur."
- Material: Min. 24-gauge galvanized steel, 0.025" aluminum, or 0.0625" plastic (PVC/CPVC).
- Size: ≥ 1.5" deep; diameter ≥ heater diameter + 2" (catch all condensate/leaks).
- Drain Line: Min. ¾" ID pipe (PVC, CPVC, copper, steel). Must terminate to an approved location: floor drain, laundry tray, or outside the building (IRC P2801.5.2). Terminating onto the garage floor is a violation. Slope ¼"/ft. No trap required at pan, but protect terminus from freezing/blockage.
4. Gas Shutoff & Sediment Trap:
- Sediment trap (drip leg) required at heater inlet (IFGC 408.4).
- Accessible gas shutoff valve within 6 ft of appliance (IFGC 409.5).
5. Combustion Air:
- Garages usually qualify as "unconfined space" (volume > 50 ft³/1000 BTU/hr). If confined, provide high/low vents per IFGC 304.
Verify: Local amendments often adopt IRC/IFGC with modifications. Pull permit; inspector has final say.
