Building Sewer (Gravity)
- Standard Minimum: 12 inches below finished grade (FBC-P Table 305.4.1 / IPC 305.4.1).
- Frost Protection: Not required in Florida (no frost line), but 12" is the absolute code minimum for mechanical protection.
- Practical Standard: 18–24 inches is standard industry practice to avoid damage from landscaping, traffic, and future grading.
- Less than 12": Requires concrete encasement (4" min. thickness) or approved protective slab (FBC-P 305.4.1, Exception 1).
Water Service (Pressure)
- Standard Minimum: 12 inches below finished grade (FBC-P Table 305.4.1).
- Frost Protection: Not required.
- Less than 12": Requires concrete encasement or approved protection (FBC-P 305.4.1, Exception 1).
- Practical Standard: 18–24 inches minimum. Deeper (24–30") is strongly recommended under driveways or areas subject to heavy loads.
Critical Florida-Specific Requirements
- Horizontal Separation: 10 feet minimum horizontal separation between water service and building sewer (FBC-P 603.2 / F.S. 556.107). Exception: If local soil conditions prevent 10 ft, water pipe must be laid at least 12 inches above the sewer (crown to invert) in a separate trench or on a stable shelf (FBC-P 603.2.1*).
- Crossings: Water must cross above sewer with 12 inches vertical separation (crown to invert). Support sewer to prevent settlement breaking water main (FBC-P 603.2.2).
- Call Before You Dig: Mandatory 48 hours prior (excluding weekends/holidays) via Sunshine 811 (F.S. 556.105). Hand-dig within 24" of marked utilities.
- Pipe Support: Both pipes require uniform bedding on undisturbed earth or compacted granular fill (FBC-P 305.2, 702.3). No blocking under pipe barrels.
When to Involve a Pro
- Depths < 12" (requires engineered protection).
- High water table / dewatering needed.
- Crossing existing utilities (gas, electric, fiber).
- Connection to public main (requires utility permit/inspection).
- Licensed Plumber (CFC 1426) or Underground Utility Contractor (CUC 1224) required for installation/alteration of building sewer and water service per F.S. 489
