Per IPC 405.3.1 / UPC 407.2 (check local amendments):
Minimums (to center of flange):
- Sidewalls: 15" min each side (30" total width).
- Front obstruction (wall/vanity): 21" min (IPC) / 24" min (UPC) from front of bowl.
- Back wall (rough-in): Standard 12" (10" or 14" exist—verify bowl spec).
Small Bath Strategy:
- Use a 10" rough-in toilet if tight to back wall. Saves 2" vs standard.
- Wall-hung toilet (carrier in wall): Maximizes floor clearance for cleaning/doors; requires 2x6 wall or chase.
- Corner toilet: Only if flange centers hit 15" off both walls.
- Door swing: Ensure door doesn't hit bowl (IPC 405.3.2). Pocket/out-swing door saves 24"+.
Code Trap: The 15" side clearance is to the flange center, not the tank. Tank can overhang baseboard, but flange must hold 15".
Pro Tip: Snap chalk lines for 15"/15" and 12" (or 10") before drilling subfloor. Verify with actual bowl template—elongated bowls need the full 21"/24" front clearance; round bowls save ~2".
If <30" wide or <21" front clearance: You need a variance or a different fixture (e.g., composting/incinerating toilet if code allows). Don't guess—call the inspector.
