Primary failure: Insufficient cure time before moisture exposure.
What happened: Latex paint dries to the touch in 1–2 hrs but takes 7–30 days to fully coalesce and cross-link. A Saturday shower (≈16 hrs after Friday application) introduced high humidity and condensation while the film was still permeable. Water-soluble surfactants leached out, leaving brown streaks (“surfactant leaching”). Flat/matte sheens are especially prone because they contain more extender pigment and less resin to encapsulate surfactants.
Contributing factors
- Contractor-grade flat/matte = lower resin, higher pigment volume concentration → slower coalescence, more leachable surfactants.
- No primer/sealer on new or bare drywall → substrate sucked binder out of the topcoat, further delaying cure.
- Inadequate ventilation during/after application (bath fan off or undersized per IRC §M1507.3).
- Cool/damp conditions (common in spring/fall) extend cure window.

- Wait for full cure (30 days from original coat).
- Wash streaks with warm water + mild detergent; rinse, dry 24 hrs.
- Spot-prime stains with shellac-based primer (BIN, Kilz Original).
- Recoat walls with bathroom-specific satin/eggshell (e.g., Sherwin-Williams Duration Home, Benjamin Moore Aura Bath & Spa) – higher resin, mildewcide, surfactant-resistant.
- Ceiling: same satin/eggshell or moisture-resistant flat (e.g., Zinsser Perma-White).
- Run bath fan during and 30 min after every shower going forward.
Prevention checklist for next job
- Prime new drywall (PVA or latex primer).
- Specify moisture-resistant finish (satin/eggshell) for walls.
- Write “No shower 72 hrs” on the invoice and verbally confirm with homeowner.
- Verify fan runs; upgrade if <50 CFM.
